Fluxio was born out of frustration. As chairman of the board, Kalle had experienced how the property management company did not answer phone calls or request competitive bids for contracts. Rauli, as a resident manager, saw how things were dragging on—and no one really knew why.
We were united by one thought: why couldn’t this work better? We decided to rebuild the hosting service from scratch – as if we were building it for ourselves.
Not just management, but smarter living
We founded Fluxio in 2017 with the help of two master’s degree engineers, but before that, we did our homework thoroughly: we interviewed dozens of housing association boards and figured out what was wrong with the current property management system. We heard the same things over and over again: property managers don’t respond, things don’t get done, it’s difficult to get information, and the level of service varies. We decided to solve these issues by keeping one principle at the center of everything we do: let’s do things smartly.
From paper files to the cloud – and a view under the hood for the government
At Fluxio, our entire property management service is built around openness, digitalization, and customer benefits. When a new customer joins us, we bring in bags full of folders to scan – and after that, the information is always available, no longer tucked away on the property manager’s bookshelf.
Governments have access to their own user interface, where they can see how things are actually progressing – requests for tenders, decisions, schedules. No black boxes, just transparency.

From the outset, it has been clear to us that good property management is not just about systems, but about people. That is why we wanted to make Fluxio not only the smartest property management service in Finland, but also the best place to work in the industry. When a property manager enjoys their work, they have the time, energy, and desire to do things properly. This is evident to our customers: they can reach us, we don’t forget things, and we keep them informed – even when things don’t go quite according to plan.

Hosting is full of small details that need to be taken care of properly. We don’t have any “magic software,” but we have combined the right tools and methods to achieve more – more efficiently and transparently.
We believe that the property management of the future will be open, digital, and customer-oriented. That is what we are already doing today.
